Question: How much would be closing costs on a 100k condo?
How do you think that closing costs should be placed on Condo 1 bed 1 bath with 626 sq footage in a nice area. There would be two loans on the condo. 80/20 loan. No PMI. $ 600 per month on the first loan, interest 6.5% .. $ 180 per month for the second loan. 9% interest. No downpayment. Payments of interest only. All I want to know is how do you think of closing costs be? I was quoted about $ 7000 for closing costs. If I put no money into down and not pay PMI .... its a good deal. Banks or credit unions to earn money and mortgage brokers. My boyfriend had almost same condo with EXCEPT exact same scenario .... he bought with no money down AND pay no closing costs. But he is screwed because he came in a 3 / 1 ARM teaser rate. His condo payment is $ 800. It will double next year. Mine rate is fixed for ten years. So I prefer to pay $ 7,000 in closing costs forward rather than being criticized by double payments after ARM adjusts. What do u guys think?
Answer: I agree that $ 7000 is outrageous for a loan of $ 100K. You should expect about half of that as a high estimate. The first responder is incorrect, the seller does not pay closing costs on your loan. However, when you make an offer, it became common to ask the seller may help your closing costs. My recommendation would be to ask the seller for the contract to pay $ 4000 towards closing, and then negotiate from there. Also, if your creditor is serious about closing costs being 7%, find another lender.

Question: My son and I will have a new baby. I have a 2 bed. Condo Can I add a wall and turn in bed at 3?I own the condo I'm renting it. I have a 3 year old son and I have a daughter. I do not want them to share the same room. The bedroom is large enough to turn into two.
Answer: Look in your statement (aka CC & R). It tells you what you can and can not do inside your unit. Some will some changes, some will not let you do anything major, and some allow you to add a wall if you get permission from the Board of Directors (which would mean that you a contractor would prepare in advance what is being done, and prove that it will not affect the structure). You may also need to obtain License your local building department. Call Manager of the association and find out what they need. Normally, if you want to work with them, they work with you.
