Question: Is it possible to use 100% financing in the New York City condo market?
I am already licensed as a 80/20 for the purchase a housing in Brooklyn, so to get the financing is not the problem. My broker says that should be taken into account, I'll be at least 10% to put down. I replied, that the seller gets the same test, regardless of what I have funding, so it should not matter. Your agent said that New York is "different" and we must put the "required" 10%. For me, seems ridiculous, because the bank assumes all the underwriting risk, and the seller really any details about the funding, if the check box cut care. Am I crazy? Is NYC "special?" If not, what possible Cause could have this guy wanted me to put down more money?
Answer: There is no such thing as a 100% financing in NYC. my fiance is amortgage broker for Indy Mac Bank, and he has made this possible for people all the time. u have to have excellent credit quality, as well as open lines of credit apporved preserved. to a different lender, if u feel your not always the best deal. He probably wants u money until he get paid faster, rather than for the Mortgage companies are waiting to cut him put his check. not sure why he says this.
